Challenges with ESG Reporting

The client needed to track environmental performance across thousands of properties worldwide. This was to comply with increasingly strict climate regulations, and to evaluate long-term investment risk using the CRREM (Carbon Risk Real Estate Monitor) model.

However, key utility and vendor data was scattered across teams and regions, with no centralized system to support modeling or portfolio-wide analysis.

ESG Reporting & Predictive Modeling Case Study

Before Smartbridge…

  • Needed to evaluate environmental performance of thousands of properties globally.
  • Required CRREM model implementation to assess compliance with climate goals.

  • Lacked centralized access to utility and vendor data.
  • No system for modeling long-term emissions or comparing CapEx improvement impact.

The Solution: A Web App for Centralized ESG Reporting & Predictive Modeling

Smartbridge developed a lightweight React web application that enabled users around the world to enter monthly utility and vendor data into a centralized platform.

This data was processed by a custom-built API, which calculated each property’s CRREM baseline and emissions projections over a 10–20 year horizon.

The platform also allowed users to input CapEx project estimates to model the potential emissions impact of planned improvements.

The resulting outputs were visualized through interactive charts, which could be exported for presentations and reporting. The application was secured with Azure Active Directory, now Entra ID, ensuring proper access control and alignment with corporate security policies.

The system empowered the client to make data-driven investment decisions, identify at-risk assets, and align their portfolio with ESG goals.
